Rosewood acquires Pillar Commercial’s interest, continuing Rosewood’s industrial strategy

Rosewood Property acquires full ownership of East Plano industrial facility
PLANO, Texas – (Sept. 16, 2026) – Rosewood Property Company has acquired full ownership of a two-building, 200, 818-square-foot industrial asset in the East Plano submarket, buying out interest from Pillar Commercial. Terms of the deal were not disclosed.
The 100% occupied property is located at 3700 and 3712 E. Plano Pkwy. Completed in 2022 and purchased by Rosewood and Pillar in late 2024, the buildings feature 24-foot clear heights, dock-high loading doors and an 185-foot truck court. The property is leased to a diverse mix of tenants, including Acre Security, Ulrich Medical USA, Cheer Athletics, Senderra Specialty Pharmacy and CSA Group.
“Pillar Commercial was a great partner in this investment, and we appreciate their collaboration throughout our ownership of Plano Commerce Center,” said Brandon Cooke, senior vice president of investments at Rosewood. “Now that the property has reached stabilization, acquiring full ownership was a natural next step for us. The asset’s strong tenancy and location in a high-barrier infill submarket align well with our long-term strategy, and we see continued opportunity in the East Plano submarket.”
State Farm Life Insurance Company was Rosewood’s lender in the acquisition. JLL’s John Bauman arranged the financing on Rosewood’s behalf.
“East Plano offers the fundamentals we look for in an industrial investment, including a strong tenant base, established infrastructure and access to major transportation corridors,” Cooke explained. “Its infill location and limited availability of well-positioned industrial space make it an attractive market for long-term ownership.”
“This is an outstanding property, and we appreciated the opportunity to partner with Rosewood to acquire and help manage it over the past two years,” said Manny Ybarra, founder and CEO of Pillar Commercial. “It makes sense at this time to sell our interest and redeploy the capital in our current fund vehicle. We look forward to partnering with Rosewood on other projects in the future.”
Rosewood Property Company entered the industrial sector in 2013 with a long-term investment strategy centered on ground-up development and the acquisition of multi-tenant infill distribution centers with opportunities to enhance value through near-term lease expirations and below-market rents. The firm partners with high-integrity, best-in-class sponsors to develop and acquire Class A distribution centers and warehouses in established, infill submarkets across Texas. Today, Rosewood’s industrial portfolio includes five properties across Texas and Arizona, totaling approximately 2.7 million square feet.
