NEW LEASES BRING ROSEWOOD COURT TO 99% LEASED

Dallas, Texas (August 30, 2022) – Rosewood Property Company’s 426,028-square-foot, Class AA Rosewood Court, 2101 Cedar Springs in Uptown Dallas, reached 99% leased with nearly 30,000 square feet of office leases since the start of 2022. Rosewood Court is an award-winning office space located in the heart of Dallas’ Uptown District, housing corporate offices, retail shops, restaurants and best-in-class amenities serving the building.

“It goes without saying that reaching 99% leased is quite the achievement in the very competitive Dallas-Fort Worth office market,” said Rick Perdue, Rosewood Property Company President. “These new tenants join a notable roster of companies recognizing the prestige that accompanies officing in this best-in-class space.”

Transwestern Real Estate Services’ (TRS) Scott Walker, Kim Brooks and Laney Underwood Delin represented Rosewood in the transactions, which include:

  • Megatel Homes expanded its existing headquarters by an additional 11,567 square feet.
  • Lido Advisors, LLC signed a new 9,247-square-foot lease and was represented by Katie Chu of the Katie Chu Group.
  • Surge Private Equity signed a new 2,920-square-foot lease and was represented by Garrison Efird of Newmark.
  • Standly Law Group signed a new 1,906-square-foot lease and was represented by Dan and Luke Paterson of Swearingen Realty Group.

In June, White Rock Coffee announced it is moving into Rosewood Court adjacent to the lobby entrance. The Dallas-based coffee concept will operate alongside other established retail and dining offerings on-site such as Ocean Prime, Flower Child and Tipsy Alchemist.

According to Transwestern research, the flight-to-quality trend has benefited well-positioned, Class A properties. Rent growth in DFW accelerated to more than 5% year-over-year, despite higher overall vacancy across the office sector, as tenants weigh the role amenities play in attracting employees to the office, fostering collaboration and retaining talent.

Rosewood Court is home to The Rosewood Corporation as well as prestigious companies like AlixPartners, Korn Ferry, Peregrine Petroleum and Petro Hunt as well as the award-winning restaurant Ocean Prime. Recent additions to Rosewood Court include Frost Brown Todd (headquarters) and Independent Financial.
