TCC, Partners Adding 1M SF to DFW Trade Center

Trammell Crow Co., Clarion Partners and Rosewood Property Co. are expanding the DFW Trade Center footprint by one million square feet in the Dallas/Fort Worth International Airport's International Commerce Park.

Steve Trese, first vice president in CBRE's Dallas office, will lease the trio of new buildings, which will be completed in June. DFW Trade Center Building 6, 7 and 9 are LEED-registered, class A designs. The development news comes on the heels of a CBRE-led marketing campaign to sell three other buildings in the pocket.

To date, TCC has delivered nearly six million square feet in the North DFW industrial market.

The 500,000-square-foot Trade Center 6 will sit on 27 acres at the corner of Corporate Drive and Esters Boulevard. To the west will be Trade Center 7 a 297,500-square-foot project on 18 acres. Trade Center 9, designed with 202,500 square feet, will rise on a 17-acre tract across Regent Boulevard from Trade Center 7.

All buildings will feature 138- to 140-foot deep truck courts, ESFR fire-sprinklers, logistical infrastructure and ample parking, including the capability for additional trailer storage. International Commerce Park holds Foreign Trade Zone designation and Triple Freeport tax exemption.

The DFW Trade Center expansion project is one of several launched as part of a new national industrial development program established by the TCC/ Clarion Partners venture. The program is focused on the development of class A, industrial buildings in targeted markets throughout the U.S.
