ROSEWOOD JOINS INDUSTRIAL PARTNERSHIP

JJ Lemmon Distribution Center will open next summer.
Developer Trammell Crow Co. is teaming up with two partners to develop an industrial park in southern Dallas County.
Crow, Clarion Partners and Rosewood Property Co. bought almost 100 acres at the northwest corner of Interstates 20 and 45 in Far South Dallas.
They plan to build a more than 700,000-square-foot warehouse project called JJ Lemmon Distribution Center.
Work is starting immediately on the 2-building development, which will open, in mid 2015.
"Class A industrial space in the Southern Dallas market is scarce and demand remains strong due to the efficient network of highways including I-20, I-45 and I-35 as well as the UP Intermodal," Crow senior managing director Scott Krikorian said in a statement. "We are excited to partner again with Clarion Partners and Rosewood Property Co. to deliver high-quality industrial and warehouse space to Southern Dallas, which is becoming a premier distribution and manufacturing hub for high-quality tenants."
In the last 13 years Crow and Clarion Partners have jointly developed more than 110 projects totaling more than 28 million square feet and $1.6 billion in investment.
Crow has also partnered with Dallas-based Rosewood on industrial developments.
CBRE Group will lease the new JJ Lemmon buildings.
Crow says it has developed more than 11 million square feet of industrial buildings in Southern Dallas with over $400 million in value.
